Condition and Inventory Reports:

The main service offered by MCII, the Condition and Inventory Reports are easy to read and compiled to AIIC approved standards listing:

  • All fixtures, fittings and furnishings within a property at the commencement of Tenancy.
  • A highly detailed aesthetic description thereof.
  • Any dilapidations therein.
  • All appropriate utility meter readings (where accessible to the Clerk).

Check In Visits:

The Check In service involves the Clerk returning to the property with the Tenants at the point of their taking occupancy. This ensures that:

  • Any alterations to the property made since the original Report was compiled are noted
  • All meter readings are accurate on the day the Tenants take occupancy
  • The Tenants are aware of how the Report works and their rights and responsibilities regarding living in the property

Once any required amendments have been made to the original Report, both Landlord and Tenant(s) will receive an updated copy via either post or email. The Tenants will then have an additional 14 days to raise any potential queries or omissions they may find therein, as per the legislation. If it is deemed necessary, the Clerk will also re-visit the property free of charge in order to ensure that the Report is updated to the Tenants satisfaction.

Check Out Visits.

The Check Out service sees the Clerk return once again to the property once the exiting Tenants have vacated (whereever possible, this will be undertaken the day after the Tenants have exited). The Purpose of this visit is to:

  • Compare the condition of all items within the property to the original Report
  • Decide if any dilapidations found therein are as a result of Maintenance issues, Damage or Wear & Tear (Please see Definitions page for further details)
  • Decide if the property has been cleaned to an acceptable standard
  • Provide recommendations for any appropriate deduction of Bond monies to be passed on to the TDP Dispute Scheme

Finally MCII offers an Interim Inspection service. This service is entirely seperate to the Condition and Inventory Report and is designed to:

  • Ensure the Tenant is keeping the property clean and well maintained, as per their Duty of Care
  • Ensure no minor maintenance issues are left unreported to avoid the situation worsening throughout the period of Tenancy
